Two Oaks Realty, LLC is managed and owned by experienced real estate investor and attorney, Tracey Caveness.  Tracey’s portfolio of experience dates back to 2006 when she first served as a contractor for a Chicago non-profit organization.  In that position, she rehabbed several multi-unit homes for first-time home buyers.  Since then, she has purchased numerous distressed properties, rehabbed them and either sold them or held them as rentals.  To fund the rehab costs, she elicited the help of neighbors and friends who invested funds with her and realized higher returns on their money than any government-backed investment could deliver.  She is now achieving the same success in North Carolina’s Triangle area of Raleigh, Durham and Chapel Hill – one of the fastest growing real estate markets in the country.

HOW DOES OUR INVESTING WORK?

Investing is simple.  Tracey and her team vet a property with potential for a high sales price once rehabbed.  With a bank loan or investor funds, Tracey purchases the property.  She uses investor funds to rehab the property.  All investor funds are secured with a legally enforceable promissory note held by the investor.  Once complete, the property is sold or refinanced and the investor receives their initial investment funds plus an investment return. 

The rate of return varies per project.  Investments between $5,000 and $75,000 typically earn 12% APR.  Investments over $75,000 have the potential to earn up to 14% APR or a share of the project’s net profit.  Returns are calculated from the date funds are received or the project purchase date, depending on the particulars of the project.  Returns are paid at the time of project sale or refinance.
